Arizona opened Pandora's box. let's learn from them.

Barnstable's proposal will make us a lot like only one other place: Arizona, with a "hands off," no-zoning policy, protecting short-term rental businesses:

  • Homes can be flipped into short-stay hotels
  • Takes away residential zoning protections 
  • Welcomes investment companies

 3,328 homes are now Airbnbs. According to the Phoenix Planning Dept, 62% are run by investors, including $1.1 billion Sonder, Inc and Stay Alfred, Inc. which operates in 32 "markets."

AirDNA shows zero Airbnbs rocketed to 4,236. Whole neighborhoods and streets are lost. Realtor.com promotes Scottsdale to investors as a place to "rake in the cash" without restrictions.

 By AirDNA's count, 37% of single family homes are now short-term rental businesses. Of 6,500 housing units, only 29 are available for long-term rental. Families fled. Schools closed.

 Overrun with STR businesses, this gorgeous community is paradise no more. Buzz from local Realtors is any home not in a Homeowners Association (HOA) that bans STRs will eventually be one.

This tiny town with just 1,389 households is filled with retirees: the median age is 66. While no one wants to live next to a revolving door party house, our older moms and dads deserve it least of all.

DON'T BUY THE STORY THAT STRS build TOURISM.

They just shift tourists from commercial to residential zones

A 2017 Morgan Stanley study of Airbnb found it doesn't affect tourism, it simply shifts transients from hotels to residential zones. 98% of Airbnb users said they wouldn't change travel plans if a “home” was unavailable, they'd simply stay at a hotel, motel, or bed & breakfast.


The Economic Policy Institute is a nonpartisan think tank. Its study concluded Airbnb (and other de facto hotel platforms) bring negatives to local jurisdictions that outweigh any positives. It also reports that the benefits of investor-owned rentals accrue disproportionately to the wealthy: moneyed interests that snap up single-family homes to create income streams.


In 2016, New York enacted sweeping restrictions, but still enjoys record-shattering tourism. The same holds true coast to coast, from Newport and Hilton Head to San Francisco and Palm Springs.
